There are over 31 active villages , each with It’s own HOA and array of amenities. Over 15,000 homes, with thousands more to be built over the next 10 years. On average, the main beaches of Sarasota including Siesta Key and Lido Key are about 20-30 minutes away. There are other beach options as well including Bradenton Beach and Anna Maria. The area Is a nice mix of residential homes, shopping, restaurants, and professional offices. The neighborhoods are manicured and pristine. Taxes tend to be a little higher in Lakewood Ranch compared to some other surrounding areas, including Sarasota, Bradenton, and Venice. Also, due to the popularity of the community, traffic can be a bit heavier, particularly around the I-75 Interstate and UTC Mall area. Lakewood Ranch delivers 9 different golf courses. One course is open for public play. The Ritz Carlton Golf Club offers members-only play, and the Lakewood Ranch Country Club offers 3 courses for members. Additionally, four other neighborhoods feature their own golf courses for their residents, with fees being part of the monthly HOA dues. Many of these course offer daily passes for non-resident
user as well. It depends on the village within Lakewood Ranch, and amenities offered. Some neighborhoods are maintenance-free, others may offer large amenity centers. while other neighborhoods may have limited amenities. HOA fees can range from $100 to 650/month. CDD stands for Community Development District. This refers to an area that has an extra tax assessment to pay for Infrastructure and common area maintenance costs of the community. In Lakewood Ranch, these fees are referred to as “Stewardship Fees*. Most neighborhoods within Lakewood Ranch have a stewardship fee, and the fee ranges from $500 to $3000+ per year, and it is part of your real estate tax bill.
